Located in the scenic Quinn’s Junction area along US-40, south of Park City Heights, Clark Ranch will offer a variety of housing types serving a range of income levels, blending mountain-inspired design with modern living.

How did we get here?
In 2014, Park City purchased 344 acres of property known as Clark Ranch, strategically located along US-40 in the Quinn’s Junction area. The site is in proximity to Park City Heights, Utah Film Studios, Park City Hospital, and the National Ability Center, making it an ideal location for future development.
Two years later, in 2016, the Citizens Open Space Advisory Committee recommended to the City Council that 10 acres in the northwest corner of the property – south of Park City Heights – be intentionally and proactively earmarked for a future affordable and community housing development. The property was officially annexed into Park City in 2022.
In November 2022, Park City Municipal Corporation partnered with the consulting group Stereotomic to conduct a Feasibility Study for the site. The study explored various potential uses for Clark Ranch, focusing on city services and housing to serve the Park City workforce. This included site analysis, evaluations of potential density, and preliminary design concepts. The study concluded that the site could accommodate between 90 and 275 housing units.
In March 2024, the City issued a Request for Proposals (RFP) for Affordable and Community Housing Development based upon the result of the Feasibility Study conducted by the City Council. The RFP closed in April 2024 with three proposals, and after a competitive selection process, the RFP Selection Committee evaluated the proposals and recommended The Alexander Company as the developer to create a master plan and spearhead the project.

Through a competitive, public proposal process in 2024, The Alexander Company was chosen to lead the Clark Ranch development.
The Alexander Company – a nationally recognized leader in workforce housing, urban revitalization, and historic preservation – will serve as the project developer and property manager. Based in Madison, Wisconsin, the second-generation firm has over 40 years of success delivering complex, master-planned housing communities across the country.
The Alexander Company and Park City Municipal Corporation are teaming up with a strong group of local organizations to make this project a reality.

2014: Clark Ranch Purchased

Richardson Flat Road Traffic, Safety
A prominent theme in the neighborhood meeting was concern for Richardson Flat Road and its ability to handle increased traffic.
Road Connection to Park City Heights
For life and safety reasons, a road connection to Park City Heights will be required, creating concerns over increased traffic through the neighborhood.
Privacy Buffer from New Frontage Road
The new frontage road, which will be the primary access point to Clark Ranch, will be in proximity to several homes in Park City Heights. Privacy concerns were voiced, with questions of whether steps to mitigate those concerns could be taken such as increased landscaping.
